Guam is a very unique destination. Comprised of 19 villages, all viewable in the Google Map below, the island's history goes back thousands of years. The indigenous people of Guam are the Chamorros - whose culture has been strongly influenced by the Spanish. The Spaniards landed here via Magellan's circumnavigation of the world in 1561. 

Modern Guam is a vibrant and diverse community. A popular tourist destination, Guam sees over 1,000,000 visitors every year. Tumon Bay, the mile long white sand beach, remains Guam's primary attraction - similar to Waikiki in Hawaii. It boasts major hotel chains such as the Hilton and the Hyatt, and restaurants such as Planet Hollywood and Hard Rock Cafe.

The village of Tamuning contains a majority of Guam's commercial activity. Various commercial buildings and outlets provide ample shopping, restaurants and entertainment.

Thanks to its strategic geographical location, Guam has long been an important military post for the United States. Andersen Air Force Base is located on the northern tip of Guam in Yigo, and the Naval Base is located in southern Guam, neighboring the village of Agat. A transfer of the Okinawa Marine Corps Base is underway and is expected to add some 10,000 plus individuals to the already booming population. Federal spending for the military build up has been allocated in the defense budget.

Real estate on Guam has historically been a boom and bust cycle. Currently, the average median price for a home stands just below $215,000. The major populace centers are in Dededo and Yigo, comprising over 40% of the island's total population.

Single family dwellings, condominiums and apartments can be found for purchase or for rent all around the island, many with spectacular views and beach front access.

Guam remains a popular investment location due to the future influx of the military and the economic boost that this will entail. Real estate prices are almost sure to increase in the next 3-5 years as the economy will improve with the additional expenditure by the increased population.
